BOOKING PROCEDURES AND POLICIES

When you decide to book a home, we will email or fax you a copy of the rental contract. Please print out the contract, sign it, and fax it back to our office at (847) 628-9529 within 24 hours of your receipt of the contract. A reservation will not be effective until the signed contract is returned.

For stays booked more than 50 days in advance, an initial deposit of 50% of the base rent is due within 3 business days of making the reservation. This reservation will not be held beyond such date without payment, so please transfer payment per our wiring instructions on time. We cannot accept credit cards.

Final payment is due 45 days prior to arrival, unless otherwise agreed to in writing. Final payment includes remaining 50% of rental amount, plus security deposit and 12% Mexican accommodation tax. Upon receipt of final payment, you will be sent a confirmation letter either by facsimile or email.

Total payment of rent, security deposit, and 12% tax is due within 3 business days of making the reservation if your arrival date is 45 days or less from your booking date.

HOLIDAYS

Any bookings during December 23 to January 5 require a 5 night stay.

SECURITY DEPOSIT/DAMAGE

A standard security deposit of $500.00 US applies to all properties except for specified properties. All security deposits are fully refundable upon check out providing no damage is reported or observed by Cozumel Luxury Rentals’ staff.

If an accident or damage occurs during your stay, please report the details to Cozumel Luxury Rentals immediately.

MAXIMUM OCCUPANCY

If you exceed the MAXIMUM OCCUPANCY number for the property you have chosen you will be required to find additional accommodations or an additional charge will be applied per guest.

TRAVEL INSURANCE

We, as a Rental Management company, will not be responsible for the following, yet not limited to: Acts of God, Medical Emergencies, Accidents, Airline Problems, etc. We highly recommend acquiring travel insurance to protect yourself against such situations! It’s inexpensive and effective.

For information on travel insurance www.insuremytrip.com will allow you to make comparisons between many reputable companies.

CANCELLATIONS

If the reservation is cancelled more than 60 days in advance of arrival, 50% of the initial deposit amount will be refunded. If the reservation is cancelled between 45 and 59 days before arrival, 100% of initial deposit will be forfeited. If the reservation is cancelled 44 days or less in advance of arrival, 100% of full rental amount will be forfeited (minus security deposit and 12% local taxes). Cancellations must be received by email or by fax (847) 628-9529.

CHANGES

Changes to any confirmed reservation where initial deposit has been received will fall under our cancellation policy. Changes are subject to availability. Rates will be adjusted for the new dates and/or property.

ARRIVAL/DEPARTURE

Check in time is 3 p.m. or later. Requests for earlier arrivals are accepted when possible but never guaranteed. Upon arrival, a representative from Cozumel Luxury Rentals will greet you at the airport and assist you with obtaining an airport shuttle or a rental car and will meet you at the vacation home to give an orientation.

Check out time is 12 p.m. or earlier. Requests for later departures are accepted when possible but never guaranteed. Unauthorized use of the vacation home after 2 p.m. will result in a charge of $100 per hour.

KEY POLICY

We provide 2 keys for each rental property. In order to process the check out, guests must return each key to a representative of Cozumel Luxury Rentals. There is a $20 fee for each lost key.

PET POLICY

None of our properties accept pets except by special permission on a case by case basis.

DISCLAIMER

Cozumel Luxury Rentals, its agents, staff, and homeowners, while standing behind the quality of our accommodations, shall not be responsible for bodily injury or property damage, loss, accidents, delays, or irregularities and/or changes of itinerary incurred by any person arising out of any willful or negligent act or omission of any carrier.

All occupants and guests of any rental property managed by Cozumel Luxury Rentals accept that Cozumel Luxury Rentals, Desarrollo Inmobiliaro Punta del Sol, S.A. de C.V, the owner of the rental property, and any and all entities responsible for the common grounds of the rental property are not responsible for any injury, damage or loss suffered for any conditions, actions or omissions that are beyond the reasonable control of any of the entities listed above.
